Question 1

Is this a genuine cash offer? Are you actual buyers?

Accepted Answer

Yes. We are direct cash buyers based in Lincoln, not brokers or middlemen. We use our own funds to purchase your property, which means there are no mortgage delays and no risk of a chain collapsing. You deal with us from start to finish.

Question 2

How quickly can I sell my house?

Accepted Answer

We typically complete between 7 and 28 days from your first enquiry, but we are happy to work to your timescale. If your situation is very urgent, we can exchange contracts within 24 hours and complete shortly after.

Question 3

Do I need to pay any fees?

Accepted Answer

No. There are no estate agency fees, no commission, and we cover your legal conveyancing costs. The price we offer is the amount you receive — nothing is deducted.

Question 4

Will you buy my property in any condition?

Accepted Answer

Yes. We buy properties in any condition — from newly decorated homes to properties needing full renovation, structural repairs, or with damp issues. You do not need to spend anything on repairs before selling.

Question 5

How do you value my property?

Accepted Answer

We use a combination of Land Registry sold price data, local market intelligence, and RICS-approved surveyor valuations to arrive at a fair cash offer. After an initial conversation, we come back to you within hours.

Question 6

Will my sale be kept private?

Accepted Answer

Absolutely. There is no for sale board, no online listings, and no public viewings. The sale is completely discreet — ideal for those going through divorce, probate, or who simply value their privacy.

Question 7

What areas do you cover?

Accepted Answer

We currently focus on Lincoln and across Lincolnshire — including Lincoln, Grantham, Boston, Skegness, Gainsborough, Louth, Sleaford, Spalding, Scunthorpe, and surrounding villages. We are expanding to other areas soon, so if your property is just outside Lincolnshire, still get in touch and we will do our best to help.

Question 8

Can you help if I am facing repossession?

Accepted Answer

Yes. If you are at risk of repossession, we can act quickly to exchange and complete before court proceedings advance. Contact us as soon as possible so we can discuss the best way to help.
